Skyline Firestopping Ltd

Firestopping Contractors & Compartmentation Installation in London & the Thames Valley

Firestopping for Gateway 3 handovers across London, installed as tested and evidenced so your handover holds. Delivered by a BM TRADA Q-Mark certified team.

The service

Holds in a fire. Holds up in an audit.

Holes in fire-rated walls are how fire spreads through a building. We seal them, prove every seal, and hand you evidence that stands up at sign-off.

  • Tested systems, installed exactly as tested No engineering shortcuts. No “site decisions” on safety-critical seals.
  • Alongside your other trades Firestopping installation that stays flexible in a dynamic environment and works the way construction actually runs.
  • Certified, experienced installers BM TRADA Q-Mark third-party installer certification. See how a certified installer compares to a generalist. Skyline is third-party certified under the BM TRADA Q-Mark scheme.

Before you appoint any contractor, ask for per-seal photos, tags and a traceable handover record. Skyline hands you exactly that, ready for building control, the BSR and insurers.

Skyline is one of the specialist fire stopping contractors for higher-risk buildings, working across Greater London, the Thames Valley and the M4 corridor from our Henley-on-Thames base.

Founder on camera — why every seal must be fitted to the highest standard: read the transcript

The purpose of Skyline is to make the UK much safer. It's simply put, there are just not enough buildings that have the highest standard of fire stopping or passive fire protection fitted. And it's my purpose and Skyline's purpose to make sure that we change that.

We want every building to be as safe as possible. We want every resident, every tenant, every homeowner who lives in a building, a high-rise building, to be as safe as possible and to be safe from the risk of fire.

We've all seen in the news what happens when buildings aren't correctly fire safe. And no one wants that to happen. Our purpose is to make sure that that doesn't happen again.

What we install

Firestopping services

Every firestopping installation below is delivered the same way: tested Fire-Resistant Materials & Ratings, installed exactly as tested, photographed and captured in the golden thread before it’s covered over.

  • 01

    Penetration Firestopping

Single and multi-service penetrations through fire-rated walls and floors, sealed with tested systems. Every seal photographed before cover-up.

  • 02

    Linear Gap Sealing

Junction and head-of-wall gaps sealed to match joint movement, substrate and required fire rating, using tested mastic or coated batt systems.

  • 03

    Cavity Barrier Installation

Cavity barriers closing concealed spaces and external wall build-ups, each barrier cut and fixed to close the cavity as the tested detail requires.

  • 04

    Fire Barrier Installation

Fire barriers installed to form the compartment line, so fire and smoke stay contained to their designed zone, evidenced as the work goes in.

  • 05

Structural Steel Fire Protection (Intumescent Coatings)

Intumescent coating systems protecting structural steel and load-bearing elements, specified per member and recorded per member.

  • 06

    Fire Barriers: Structural Beam Protection

Part of our Fire Barriers & Cavity Barriers scope: fire protection for structural beams to their required fire rating, installed exactly as tested.

  • 07

    Fire Barriers: Fire Batt Systems

Part of our Fire Barriers & Cavity Barriers scope: coated fire batt systems closing openings and service penetrations, cut, fitted and sealed to the tested detail.

  • 08

Penetration Sealing: Fire Collars & Wrap Systems

Part of our Penetration & Linear Gap Sealing scope: intumescent collars and wraps on plastic pipes and combustible services, fitted exactly as tested and recorded seal by seal.

  • 09

    Penetration Sealing: Smoke Sealing

Part of our Penetration & Linear Gap Sealing scope: smoke sealing at penetrations, joints and junctions, so smoke stays contained to its designed zone as well as fire.

  • 10

    Compartmentation Remedial Works

Correcting defective or failed firestopping identified on survey or at handover, closed out with tested systems and a photographed record.

  • 11

Firestopping Packages: Full Passive Fire Protection Scope

Our Fire Barriers (& Cavity Barriers), Penetration (& Linear Gap) Sealing and Intumescent Coatings scope, delivered together with one evidence record across every system.

Evidenced before cover-up

Proof, per seal — the evidence pack you hand over

Photographed before cover-up. Every penetration, joint and cavity: photographed before, during and after installation. Every seal tagged — company, installer, date.

Built as the work goes in. The record builds into your Gateway 3 / Golden Thread pack as work proceeds. It's what building control, the BSR and insurers check at completion sign-off.

Proven on the landmarks. The same discipline behind The Gherkin, Olympic Park and Grosvenor Square. What you hand over: proof, per seal, that the line holds.

Item-level evidence per sealOur firestopping installers photograph and tag every seal individually, captured in the golden thread as installed. No batch sign-offs.
Built to Gateway 3 / Golden Thread structureThe pack is structured from day one of the install, not assembled at handover.
Seen before it disappearsOn new build, we capture the seal before plasterboard hides it.
Checked by the people who matterBuilding control, the BSR, insurers and owners check the pack, not a verbal assurance.

How we work

We work backwards from your deadline

Pragmatic, professional, relationship-led: we work backwards from the building’s safety requirements and your deadline. The project is set up before anyone opens a tube of mastic, and you hit handover with the evidence already done.

  1. Step 1

    Design support

We sit down with your specifier and architect in the design phase, so the tested detail on the drawings matches what actually gets installed.

  2. Step 2

    Structured kick-off

A structured project kick-off with a pre-start pack: every required document loaded and tracked before work starts.

  3. Step 3

    Trades coordination

The other trades are coordinated before they build, so nothing goes in that works against proper firestopping.

  4. Step 4

    Change control

An agreed change control process and approval matrix, fixed before work starts. This step gets ignored on most projects, and it is where downstream issues begin.

  5. Step 5

    Live compliance platform

Real-time access to the compliance platform for the entire project. You see every seal, photo and sign-off as the work goes in.

  6. Step 6

    Evidence & handover

Photographed before cover-up and tagged with company, installer and date. The complete Gateway 3 / Golden Thread evidence pack at completion.

Certification

Independent proof, not our word for it

Certification is not a legal requirement. It is the accepted way to demonstrate competence, and it is what separates a certified firestopping contractor from a generalist. These credentials put Skyline in the certified class, audit-ready from PQQ to handover.

Plain answers

Firestopping, answered

How much does firestopping installation cost?

Firestopping installation is quoted per scheme after a survey — the number and type of penetrations, the tested systems each one needs, access, and the evidence pack — as one price agreed before work begins. Skyline Firestopping quotes developers, managing agents and commercial landlords with higher-risk buildings across Greater London, the Thames Valley and the M4 corridor.

What does firestopping installation include?

Firestopping installation delivered as one coordinated scope: penetration firestopping through fire-rated walls and floors, service riser firestopping floor by floor, linear gap sealing that follows joint movement, cavity barriers and fire barriers on the compartment line, structural steel protection with intumescent coatings, beam clad systems, fire batts, fire collars and wrap systems, smoke sealing and compartmentation remedial works. Every firestop closes one of the routes our guide to how fire spreads describes; two more guides explain fire compartmentation (compartmentation meaning the division of a building into fire-resisting compartments) and intumescent paint. It is the same scope whether you call it fire sealing, firestopping or passive fire protection; an acoustic seal is a separate performance requirement, and fire seals are specified and tested for fire first. The tested systems don't change.

How is the work evidenced?

Every penetration, joint and cavity is photographed before, during and after installation, always before cover-up, then tagged and captured in the golden thread as installed. The complete evidence pack is handed over at completion, and records are retained for 15 years.
